SERVICES INITIAL SITE RESEARCH Tender and Pre-selection of hotel operator Review of preliminary and final feasibility studies for financial institutions   Review of proposed management and or lease agreements for hotel and or other facilities, including contract negotiations   Assistance in seeking financing package and loan term sheet Establish project design briefs INITIAL PLANNING Establishing master plan parameters and objectives Selection of design consultants and consultant in contract negotiations   Advise on project sequencing and time schedules Technical review of design documents (limited to certain trades) Cost management throughout the design and construction process, including review of project cash flows and draw down provisions   Assistance in selection of local or international contractors and suppliers   PROJECT SPECIFICATIONS Advise on alternative forms of construction agreements Periodically monitor progress and the quality of works on site Establishment hotel equipment specifications Assistance with FF&E (furniture, furnishings and equipment) specifications review, establish purchasing and coordination of procedures.   Direct on-site management and progress reports THROUGHOUT PROJECT Assist in negotiations with government and statutory authorities to obtain optimal planning approvals   Support in tender and contract negotiation On-going budget management Review of contractors progress claims for payments Review and assess claims for additional cost or time extension Attend and monitor coordination meetings Scheduled reporting to owners and developers Assist in severing disputes and claims among involved parties ADDITIONAL SERVICES TO LENDING INSTITUTIONS Regular on-site visits Monitoring of project progress verses completion and time plan, cash flow and draw down schedule.   Review of project disbursements vs. budget Compliance with agreed standards and specifications General construction contract - monitoring
